HomeStretch Rental Housing
Homestretch maintains rentals in Grand Traverse region that are affordable to low-income families that meet income requirements. At this time all rentals are located in Grand Traverse County.
Application Process:
Applications are available at Homestretch. Tenants must meet all Homestretch and Michigan State Housing Development Authority (MSHDA) restrictions. Please note that all rental untis are non-smoking and no smoking is permitted on the premises. Some requirements are as follows:
- Income must be at or below 60% or 50% (depending on the unit) of the Area Median Income for the family size.
- Countable assets must be less than $10,000.
- Shelter costs should not exceed 40% of income.
- Debt to income ratio should not exceed 50%.
- No felony convictions in the past ten (10) years.
- No drug related convictions. If the conviction occurred while living in a HUD unit, the disqualification is for life
Waiting List:
The Rental Waiting List is separate from the Homebuyer Waiting List and will function in a different way. As the need for a rental is usually a more urgent need, the Rental Waiting List is expected to be quite fluid, so less paperwork and pre-qualification are needed to be placed on the list. A simple application and verifications are all that is required. If you are still in need of housing when a vacancy occurs and your name is reached, further paperwork will be required and a determination of your eligibilty will be made at this time.
