Leelanau County Affordable Homeownership

Leelanau County Planning and Community Development builds and sells affordable homes for purchase by households earning 80% or less of the area median income.

For the purchase of a home, the applicants are required to obtain their own financing through local lenders. Banks and lending institutions have information on loan programs from the Michigan State Housing Development Authority, Rural Development, VA, FHA and other organizations to help homebuyers. 
 
The mortgage loans should be at generally accepted rates and terms with no excessive charges or closing costs.  In some programs a down payment assistance program may be available to help applicants who lack financial resources for a down payment.  
 
The homebuyer must come up with at least one percent of the estimated sale price of $ 104,800.00. ( $ 1,048.00)  of the purchase price from their own resources. Currently two homes are near completion in the New Neighborhood in Empire and will be on the Market in March 2005.  Four other new homes are planned for construction in 2005-2006.  
 
The homes are designed to be affordable, selling at prices well below the market value of the homes. This is accomplished by placing the property into a Community Land trust where    Homeowners will own the home but will enter into a ground lease for the property. For more information please contact the office.
